Designed by Bing Thom, 1245 Harwood epitomizes Mondivan’s collaborative spirit, resulting in an iconic architectural form that blends seamlessly into its natural surroundings, maximizes scenic views, and caters to the community’s unique needs.
A Harmonious
Design
1245 Harwood is located in the West End, an established, high-density residential neighbourhood framed by rows of deciduous trees, including a 120 year old tulip tree on our site.
Mondivan worked hand-in-hand with the community to conceptualize a light-touch site strategy that would preserve the existing landscape and respect the local heritage that enriches the neighbourhood.
A Beautiful Design
Solution
The sunshades at 1245 Harwood are designed to provide residents with unobstructed panoramic views of English Bay and the North Shore mountains, all while ensuring optimal shading at various times of day.
The sunshades feature an intricate pattern representatitve of the tulip tree leaves, spread across four panels positioned across the building. As the sunlight filters through the sunshades, it casts speckled shadows reminiscent of the dappled shade under the heritage tree.

Details
At Harwood, our top priorities were exclusivity and privacy for residents. With only one to two suites per floor on the upper levels, layouts were thoughtfully designed to maximize views and minimize the presence of surrounding towers. A private rooftop with windbreaks was added to the Penthouse Suite for year-round enjoyment of 1245 Harwood’s breathtaking views.
